For families with children or professionals who work remotely, this changes the texture of daily life — doors stay unlocked, children ride bikes unsupervised, and package theft is not a consideration.
Schools
Newport Coast is served by the Newport-Mesa Unified School District. The assigned elementary school is Newport Coast Elementary on Ridge Park Road, rated eight out of ten by GreatSchools and consistently ranked in the top five percent of California public schools. Middle and high school students attend Corona del Mar, which combines grades seven through twelve on a single campus in the Eastbluff neighborhood. Corona del Mar High School has been recognized by Newsweek among the top two hundred high schools nationally and offers more than twenty Advanced Placement courses and an International Baccalaureate programme.
For private education, Sage Hill School is less than two miles from Belcara. It serves grades seven through twelve with a seven-to-one student-teacher ratio and a tuition-funded endowment that supports financial aid, campus facilities, and a college preparatory curriculum designed around small seminar-style classes.

Mornings in Newport Coast tend to start on the trails. What Renters Should Know
Rental inventory in Newport Coast is limited. Most homes are owner-occupied, and those that do become available are typically leased through private channels or a small number of agents who specialize in the area. Long-term leases of twelve months or more are the norm. Short-term and vacation rentals are restricted by HOA rules and city ordinance in most communities.
HOA dues at Belcara are approximately five hundred dollars per month, typically paid by the owner and included in the lease terms. These dues cover the guard gate, community pool and spa, tennis courts, common area maintenance, and landscaping of shared spaces. Renters have full access to all community amenities.
